4 things that Do Work to Sell Your Home I hope by now that you understand that none of the "marketing plans" which may have been presented to you have much to do with the specific sale of your home. They have everything to do with helping agents generate more leads for their future business. In fact the 2005 NATIONAL ASSOCIATION OF REALTORS Profile of Home Buyers and Sellers said all these things only lead to a home sellling 7 percent of the time!! Pretty dismal numbers since that is about equal to the results of For Sale By Owner!! The truth is that you don't need to pay for all the things we've talked about to get your property sold. You only have to make sure that you do all of the following 4 things.
# 1 The MLS
Having you home listed in the MLS is one of the most important things you can do to sell your home. You see, over 95% of the properties were sold through your local real estate board's Multiple Listing Service (MLS). The other 5% were either for sale by owner or private party transactions. The MLS is your most effective marketing program. It puts your property listing right in front of thousands of real estate agents working with buyers who may be interested in your home. There are plenty of discount companies out there who cut commissions to the Buyer's Agent. And you do get what you pay for! I have seen some as low a $500 on $300,000 homes! Agents spend a lot of time and money to get buyer's and your not going to get a lot of participation from them and other companies when paying them only $500 for their Buyer! You have to offer full commission to a Buyer's Agent through a traditional full service "brand name" company like Realty World.
I never cut commissions to a Buyer's Agent. This is the secret to my success! When I reduce the total fee to you, I take the discount on my side of the transaction.
If you think that all the "marketing plans" really do sell houses then you won't mind paying your agent a full 7% commission. Otherwise I can offer you the same exposure to the Buyer's Agent but you never pay more than 4% in total fees! And sometimes you pay as little as 1% in total fees. Understanding my rates is as easy as 1, 2, 3. The total fee is 1% if you sell, the total fee is 2% if I sell and the total fee is 4% if another Agent sells!! See that is easy....... 1, 2, 3. I challenge you to take the time to sit down with me and look at who listed and who sold "the comparable sales" for your home. In almost every case it will be Listed by one Agent and Sold by another!!!
Direct Marketing your home to the Buyer's Agents through the MLS is the most effective way to get your home sold. Remember over 95% of the properties were sold through your local real estate board's Multiple Listing Service (MLS). The MLS is also updated the second there's a price or status change. Once your property's listed on MLS, we also put it at national websites such as Realtor.com and other nation-wide internet listing database's with links to Yahoo. We also place it at sites like RMLS.com as well as all IDX Broker Reciprocity sites.
#2 The Internet & Computers
To sell a home in Today's Market, you'd better make sure that your agent's well versed in Internet marketing and the use of Computers. Ever since we first starting using websites, we've received increased demand for housing from our Internet based clients. Literally our business has doubled! And then doubled again! Recent surveys now show that nearly 80% of Buyers primarily rely upon the Internet for thier information. The majority of these high tech clients are higher income earners and are looking for homes in higher price ranges. If your agent knows nothing or very little about how to market your home on the "Net", you may be missing out on great opportunities to pick up some well qualified buyers for your home. Remember, if you find your own Buyer and even if they come to you from what I did on the Internet and I don't know about them or have NOT shown them your home, then your total fee is only 1%!!!
# 3 The Right Agent

If we make sure that we only hire experienced agents, certainly you need to do the same. In addition, you must also make sure that your agent: has the ability to negotiate the best possible terms and price on your behalf. It is important that he or she communicates with you on a regular basis and tells you both the good and the bad news regarding your transaction. It is important that you are able to trust your agents word. They also should be knowledgeable in internet marketing, financing, escrow, real estate contracts, disclosures and the legal aspects of your transaction.
#4 Price & Condition
This is one of the benefits of having the Right Agent working for you. Your agent should be able to advise you on the pricing and the staging of your property so that it sells for top dollar. Don't believe those agents who told you they can sell your property at certain price. The price of a home is determined when a willing and able buyer is willing to buy. No one other than you, the buyer and your agent can determine the final price of the sale.
