Not Print Media Ads If you believe that real estate agents and brokers advertise your home in magazines or newspapers only to sell your home, then I have 10 acres of lava land on Mt St Helen's that I want to sell you! You see as little as only 3 out of 100 homes are ever sold as a direct result of Ads!
The only reason your agent or broker would pay anywhere from $500 to over $1,500 a month just to place your home in the trade magazine or home book is to generate leads for him or herself. In the year 2000 I consistently spent at least $500 a month for a full page ad in The Real Estate Book. According to MLS statistics I was the #1 Agent in closed sales production that year. But I did not sell one home from these ads. NOT ONE! Why? Most people end up buying other homes after they comparison shop. So I really run ads to get my phone to ring so I can talk to people who want to Buy or Sell. I hardly ever sell the home that is advertised for sale. All other Brokers and Agents use the home book and magazines for the same purpose.
Evidence? How many times did you ever see homes advertised in the trade magazines or home books with the full property address listed? If the ad is specifically for the sale of the home, why isn't the full address listed???
According to real estate industry-wide statistics, only less than 3% of the prospective home buyers who respond to any forms of advertising actually purchase the property they initially called on. More than 97% of the time these prospective home buyers purchase different substitute properties which were shown to them by their agents after their initial response to advertising.Why?
In many instances, these prospective home buyers, when interviewed by real estate agents and lenders, realized that they are financially qualified for either higher or lower housing prices than the advertised homes they're initially were interested in. The majority of the prospective home buyers who responded to the advertising expressed specific requirements for their homes which were usually quite different from the homes they called on.
